About Our Mold Inspector in Palm Beach
When calling our office, people are often understandably cautions. They ask can your Palm Beach mold inspector provide inspections and testing on larger Palm Beach mansions? The answer is yes he can. In addition to being licensed, our local inspector Daryl Watters is a CIEC or Certified Indoor Environmental Consultant. This is by far one of the most respected certifications in the industry. He has decades of mold inspection experience. He has provided many mold inspection in Palm Beach. In addition, he has provided mold inspections in South Palm Beach, Ocean Ridge, Manalapan, Singer Island, Jupiter Island, and the surrounding areas. He as resolved complex issues in such estate homes on numerous occasions.
THE INTERVIEW
The first, and one of the most important steps for our local mold inspector in Palm Beach is to interview the client. The client is asked about any known mold problems or any known conditions that may have resulted in mold problems. If you know the cause of mold in your home, then the interview will be quick. If our consultant is to diagnose a hidden, mysterious, or reoccurring problem in a larger home then the interview will take longer.
THE VISUAL INSPECTION AND HUMIDITY
Following this, accessible areas are visually examined. For larger mold inspections in Palm Beach, Ocean Ridge, Manalapan, and Jupiter Island this usually takes several hours. In some very large mansions it takes a few days. Humidity is a very important consideration to be looked into during inspections in such properties. One specific type of humidity problem unique to coastal communities in Florida is the Paston Effect. It happens in homes on and near the ocean and intercoastal. Our inspector was one of the first mold inspectors to learn about this problem, and how to identify and address it.
THE VISUAL INSPECTION
The visual inspection is an especially important part of our investigation. It takes a trained and experienced eye to look for clues that may be hidden in plain sight. Most people assume that it is all about the samples. However, the truth is, most problems are identified through visual inspection.
ADVANCED TESTING TOOS
During our inspections, specialists may use a digital borescope to look inside holes in walls that seem suspect. Occasionally, an advanced infrared camera is also employed to help identify concealed areas of active moisture. An IR camera can detect moisture in hard-to-reach area like high lofty ceilings. A moisture meter can also be employed to detect and assess moisture issues. When testing with a moisture meter you cannot scan an entire ceiling with it, however it is more sensitive than an IR camera. We also use a RH meter to detect humidity in the air.
If agreed upon and paid for, we can also provide chemical testing, commonly referred to as indoor air quality (IAQ) testing. You must let us know in advance if you desire such specialized services.
AIR SAMPLES
During mold testing in larger homes and Palm Beach type mansions we may take very roughly 8 to 10 samples more or less as needed. Most air samples are taken with Bio-SyS impaction slide canisters or Micro 5 mold spore testing traps. About 4 portable IAQ pumps are used simultaneously. The pumps pull in a measured amount of air for a specified amount of time. This way calculations can be done to help figure out approximate concentrations of spores. In addition, samples include at least one outdoor sample as a control for comparison to indoor levels.
SURFACE SAMPLES
Samples such as tape, bulk, swab, or others are frequently collected from surfaces to determine which mold species are growing and.
YOUR PALM BEACH MOLD INSPECTION REPORT
The lack of national standards leads many mold testing and inspection firms to perform inadequately and hastily. Some consultants only give a lab report and skip the mold inspection report entirely. This was more common before licenses but still occur today. When you call for an explanation of the lab report, your inspector will often be unable to interpret it. Suddenly, you realize you just lost a few hundred or even a few thousand dollars on a useless mold inspection. A detailed report is important. We provide a detailed mold inspection report.
